How Do You Calculate Roof Square Footage Step by Step?

Step 1, Measure the footprint. The footprint is the horizontal area covered by the roof, measured from the outer edges of the eaves (not the wall lines). Include overhangs: a 1-foot overhang on all four sides of a 40 × 30 ft house adds 2 ft to each dimension, making the roofline footprint 42 × 32 ft = 1,344 sq ft instead of the floor-plan area of 1,200 sq ft.

Step 2, Find the roof pitch. Read the pitch from the architectural drawings, or measure it on the roof with a level and tape: hold a 12-inch level horizontally at the roof surface, then measure the vertical distance from the 12-inch mark down to the roof. That vertical distance is the rise per 12 inches of run.

How Does Roof Area Differ from Floor Area?

Floor area and roof area diverge for two reasons: overhangs and pitch. Overhangs extend the roof beyond the building walls, adding to the measured footprint at the eave line. Pitch multiplies that expanded footprint by the slope factor. A single-storey house with a modest 6/12 pitch and 1-foot overhangs can easily have a roof surface 25 to 40 percent larger than its floor plan area.
